UAE apartments are built on continuous concrete subfloors, typically finished with developer-grade ceramic tile. Both click-lock and glue-down vinyl install straight onto either surface with minimal preparation. Floating click-lock systems leave the existing tile untouched, which protects your screed and gives you the option to revert if a future tenant prefers the original finish. Noise to the apartment below is the single biggest concern most Dubai and Abu Dhabi building managements have with hard-surface flooring. Quality vinyl with attached IXPE or EVA underlayment cuts impact sound transmission by 18 to 22 decibels, comfortably clearing the IIC 50 minimum most UAE residential towers specify. WPC with its foamed core delivers the best acoustic performance of any vinyl category.
Vinyl is pre-finished at the factory. No on-site sanding, sealing or polishing. Apartments share AC chillers and ventilation risers with neighbouring units, so dusty installs cause complaints across entire floors. Our installs run with sealed cutting tools, dust extraction, and daily clean-up. Building managements that have hosted us once usually request us by name.
Apartment scale changes the financial picture. Typical 1BR to 3BR apartments span 55 to 165 square metres of floor area. Mid-tier vinyl installs land between AED 4,500 and AED 28,000 supplied and fitted, which compares favourably to the AED 25,000 plus minimum tile replacement quotes most Dubai contractors return.
The Dubai Municipality treats non-structural flooring replacement as a cosmetic upgrade, which means it usually does not need a Municipality permit. The Owners Association and building management, however, almost always do. Building rules vary tower by tower, but the standard requirements are consistent: a written NOC from the OA, a working-hours agreement, lift booking for material delivery, and notification to the units directly above and below.
What you supply is light. Typically a copy of your title deed or tenancy contract, Emirates ID, and signed consent for us to act on your behalf with the building management. Everything else comes from us.
What we supply on your behalf includes our trade license, third-party liability insurance, material spec sheets matching the vinyl approved for the project, civil defence approval where relevant, and the install timeline with daily working hours. Where the building requires post-install inspection, we coordinate that as well.
Approval timelines vary by building and emirate. Most Dubai apartment towers turn around the paperwork in 3 to 7 working days. Abu Dhabi buildings, particularly on Al Reem Island, Saadiyat and Yas Island, typically take 5 to 14 working days because the master developer often issues a secondary NOC alongside the building management one. We factor approval lead time into every quote so the install date you agree to is the date work actually starts.

SPC (Stone Polymer Composite) is the densest, hardest, and most water-resistant vinyl category. The limestone-loaded core is fully waterproof through the plank, not just the wear layer. Best for apartment kitchens, bathrooms, laundry zones, and entry foyers where washing-machine leaks, dishwasher splash and tracked-in moisture are real risks. Pair with a 2mm IXPE underlayment in upper-floor apartments to match the acoustic performance of softer vinyl categories.

Vinyl plank is the speed-and-value category. Lower per-sqm cost, fastest install times (a full studio or 1BR finishes in a day), and wear layers in the 12 to 20 mil range that still deliver 10 to 15 year residential service life. Best for rental apartment refreshes between tenants, studio apartment upgrades, and budget-conscious owner-occupier projects where high realism matters less than turnaround speed.

LVT. Warmer feel for barefoot mornings, quieter step than SPC, premium look at apartment resale. A 12 to 20 mil wear layer handles bedroom traffic comfortably for 15 to 20 years.

SPC. Fully waterproof for dishwasher and sink-area exposure, scratch resistant, integrates visually with adjacent living-dining when the plank pattern carries through.

SPC. Through-body waterproofing for shower splash zones and washing-machine leak protection. Mould-resistant core. Glue-down installation seals every seam against standing water.

Outdoor WPC decking. UV-stable for sun-exposed Dubai balconies, slip-rated for wet conditions, handles AC condensation drip and the 30 to 40°C temperature swing at the balcony door.
Impact noise is the structure-borne sound generated by footsteps, dropped objects, dragged chairs, and play activity transmitting through the floor slab into the unit below. It is the single most common cause of apartment neighbour complaints in Dubai and Abu Dhabi towers, and the reason many building managements insist on acoustic underlayment specs in the NOC.
The technical measure is IIC (Impact Insulation Class). Most UAE apartment buildings specify IIC 50 as the minimum acceptable rating for any hard-surface floor. Higher-end towers and noise-sensitive buildings ask for IIC 55 or 60. The number describes how much impact sound the entire floor assembly blocks; the higher the number, the quieter the floor below sounds.
Underlayment choice is the lever. A 2mm IXPE foam underlayment is the apartment standard and delivers IIC 55 to 60 when paired with quality click-lock vinyl. Specialist acoustic underlayments (4 to 6mm cross-linked foam) push IIC to 65 or above, which is what we spec for buildings with strict acoustic policies. WPC's foamed core handles much of the absorption itself, often reaching IIC 55 with a basic 1.5mm underlayment.

Central chilled-water AC. Most Dubai and Abu Dhabi apartments run on central chilled-water AC that holds interior temperature at 22 to 24°C year-round with minimal variation. Vinyl's dimensional stability suits this constant-temperature environment perfectly. There is no daily expansion and contraction cycle to stress click-lock joints or open seam gaps over time.
High-rise sun exposure. High-rise apartments above the 20th floor with west or south-facing glazing receive direct, sustained sun for 4 to 6 hours daily for most of the year. Surface temperatures in those rooms can reach 35 to 40°C even with AC running. SPC and LVT both maintain shape and colour under this UV and heat load; laminate yellows visibly within 18 months and engineered hardwood develops surface checking.
Balcony threshold. The balcony threshold is the hardest transition zone in any UAE apartment. Indoor stays at 22°C; balcony tile in Dubai summer reaches 50 to 60°C surface temperature. The 30 to 40°C gap across the threshold demands dimensional stability from both sides. Outdoor WPC decking handles the balcony side without movement; SPC handles the interior side without joint separation at the door track.

What takes longer than the install itself is the building-approval coordination, the lift booking, and the acclimatisation period.
