The defining difference between sheet vinyl and plank vinyl is coverage. Plank vinyl ships in boxes of individual 180 to 230mm wide pieces that click-lock together, with a seam at every plank edge. Sheet vinyl arrives as one continuous roll, typically 2m, 3m or 4m wide and up to 25m long. A single 4m by 25m roll covers 100 square metres (about 1,076 sqft) with at most one seam across the entire floor. That structural difference drives every other property: faster installation, lower per-sqm cost, and the only way to achieve a fully sealed surface for hygiene-critical environments. For plank-format vinyl options, see our vinyl plank flooring page.
Sheet vinyl is not linoleum, despite the names being used interchangeably in some UAE markets. Linoleum is made from linseed oil, cork dust, wood flour and jute backing. Vinyl sheet is 100% PVC composite with no natural fibre content. The materials behave differently against water, chemicals and heat. UAE supply now is overwhelmingly PVC sheet; we supply vinyl sheet only, not linoleum.
Three reasons UAE buyers choose vinyl sheet over plank or tile. First, hygiene compliance: heat-welded vinyl sheet creates a single sealed floor surface that meets UAE healthcare and food-safety standards where plank seams do not. Second, installed cost: at AED 45 to 120/sqm (AED 4.2 to 11.2/sqft) supplied and fitted, vinyl sheet is the most cost-effective vinyl per square metre. Third, install speed: a 30 sqm (around 325 sqft) residential room finishes in one day with sheet vinyl, against 1.5 to 2 days with plank.
Vinyl sheet earns its place in two very different contexts: hygiene-critical commercial spaces where heat-welded sealed surfaces are mandatory, and budget-smart residential rooms where waterproofing and install speed matter more than premium aesthetics. The applications below cover both.
Heat-welded sealed surfaces for hygiene-critical fit-outs across Dubai and Abu Dhabi.

Shock absorption and heavy-duty wear layers handle dropped weights and equipment loads; heat-welded seams keep sweat and water out of joints.

Heat-welded seams create a fully sealed floor surface that meets UAE healthcare hygiene requirements; antimicrobial-treated options inhibit bacterial growth.

Slip-rated R10 surfaces, chemical-resistant to standard cleaning agents, ADEK and KHDA-compatible hygiene specifications.

Chemical resistance to grease and detergents; coved skirting allows full wash-down cleaning without damaging the wall-floor junction.

Lowest installed cost per sqm across large square footage; durable under trolley and cart traffic.

Oil and chemical resistance; covers the concrete slab with no seams for fluid ingress.
Budget-smart waterproofing and fast installation for apartment and villa wet rooms.

Single sheet under cabinets and appliances; no seam-leak risk from dishwasher overflows.

Fully waterproof through-thickness; coved skirting eliminates the wall-to-floor seam.

Washing machine leak protection; cheaper per sqm than SPC for small wet zones.

Oil-resistant; covers the full slab with one seam or none.

Lowest-cost vinyl option for landlord refresh projects.

Easy clean, durable, budget-friendly per sqm.

Vinyl sheet specifications vary widely between residential and commercial use. Commercial-grade material is thicker, has a heavier wear layer, accepts heat welding, and carries antimicrobial treatment and fire ratings that residential grade does not. The table below maps spec to application.
| Spec | Residential Grade | Commercial Grade | Heavy-Duty / Hospital Grade |
|---|---|---|---|
| Total Thickness | 2.0 to 2.5mm | 2.5 to 3.0mm | 3.0 to 4.0mm |
| Wear Layer | 0.15 to 0.30mm | 0.30 to 0.50mm | 0.50 to 0.70mm |
| Roll Width | 2m or 3m | 2m, 3m or 4m | 2m or 4m |
| Roll Length | 25m typical | 25m or 30m | 25m or 30m |
| Seam Method | Cold-welded (chemical bond) | Heat-welded option | Heat-welded mandatory |
| Antimicrobial Treatment | Optional | Optional | Standard |
| Slip Rating | R9 standard | R10 commercial | R10 / R11 wet zones |
| Fire Rating | Bfl-s1 | Bfl-s1 / Cfl-s1 | Bfl-s1 (UAE Civil Defence compliant) |
| Service Life | 10 to 15 years | 15 to 20 years | 20 to 25 years |
The wear layer drives lifespan more than total thickness. A 2.5mm sheet with a 0.30mm wear layer outlasts a 3.0mm sheet with a 0.15mm wear layer in the same traffic conditions. For UAE hospital and gym specifications, the minimum we supply is 0.50mm wear layer with a total thickness of 3.0mm or more.
Heat welding is the commercial differentiator. A hot-air gun, typically running at 400 to 450°C, fuses adjacent sheet edges using a matching PVC welding rod. The rod melts into a 3.5mm wide pre-grooved channel cut two-thirds into the sheet thickness, then is trimmed flush after cooling. The result is a single waterproof surface with no joint line. Required for hospitals, F&B back-of-house kitchens, gym wet zones, and any space subjected to wash-down cleaning.
Antimicrobial treatment uses silver-ion or zinc-based additives integrated into the wear layer during manufacture. These additives inhibit bacterial growth on the floor surface, supporting healthcare and education facility hygiene requirements. Standard on hospital-grade sheet; optional on commercial and residential grades.
Slip rating follows the DIN 51130 standard. R9 is adequate for residential dry areas. R10 is the commercial baseline for offices, retail and schools. R11 is required for wet zones, F&B kitchens, and changing rooms. We confirm the slip rating against the use case at site visit.
UAE Civil Defence compliance requires a minimum fire rating of Bfl-s1 for residential and Cfl-s1 for certain commercial categories. All material we supply carries the relevant certification.

Get My Free QuoteSheet vinyl installs faster than plank vinyl but is more technically demanding. Cutting accuracy is unforgiving (one mis-cut on a 4m wide roll wastes the entire piece), adhesive coverage must be even across the full sheet, and heat welding requires trained installers with the right equipment. Our team has completed over 1,000 UAE projects since 2014, residential and commercial.
Surveyor measures room geometry, checks subfloor flatness and moisture, advises on roll width to minimise seams.

UAE buyers and facility managers need flooring that meets both local climate stressors and local regulatory requirements. Vinyl sheet handles both with the right specification.
Climate stability. UAE temperatures range from 22 to 24°C indoor AC to 45°C and higher in sun-exposed and uncooled spaces. Vinyl sheet PVC composite holds dimensional stability across this 20°C+ gap. Properly glued sheet does not develop expansion gaps or seam-pull seen in laminate and engineered wood across the same range. For ground-floor commercial spaces and basement back-of-house, this stability is critical.
UAE regulatory compliance breaks across four frameworks for commercial vinyl sheet. UAE Civil Defence requires fire rating Bfl-s1 minimum for residential and Cfl-s1 for certain commercial categories; all material we supply carries the certification. UAE healthcare facilities follow MOHAP (Ministry of Health and Prevention) and the Department of Health Abu Dhabi (DOH) hygiene specifications, which favour heat-welded sealed surfaces with antimicrobial treatment and coved skirting. Schools and nurseries follow ADEK (Abu Dhabi Department of Education and Knowledge) and KHDA (Knowledge and Human Development Authority) standards for slip resistance and chemical resistance to standard cleaning agents. F&B back-of-house projects typically follow HACCP guidance for sealed floor surfaces and coved wall junctions.
Coastal humidity reaches 80 to 85% during UAE summer in areas like Palm Jumeirah, Saadiyat Island, Yas Island, Al Reem Island and Al Raha Beach. Through-body PVC sheet is unaffected by ambient moisture; the composite absorbs effectively zero water. Critical for ground-floor commercial spaces and basement utility rooms where natural materials fail within months.
Vinyl sheet projects split into two very different buyer types: facility managers specifying for hospital, school, gym or F&B fit-outs, and apartment owners budgeting a single kitchen or bathroom refresh. We service both with the same standards.

Vinyl sheet is a single continuous roll, 2m to 4m wide, with at most one seam per width or fully heat-welded sealed. Vinyl plank is individual interlocking pieces with a click-lock seam at every plank edge. Sheet installs faster and costs less per sqm. Plank delivers better aesthetics and easier spot repair. Compare specs on our vinyl plank flooring page.
Residential grade ranges AED 45 to 90/sqm (AED 4.2 to 8.4/sqft) supplied and installed. Commercial mid-grade ranges AED 75 to 95/sqm (AED 7.0 to 8.8/sqft). Heavy-duty hospital and gym grade ranges AED 95 to 120/sqm (AED 8.8 to 11.2/sqft). Free site visit gives the exact quote on your actual project.
Yes, fully. Sheet vinyl is 100% PVC composite, waterproof through the entire thickness, not just the surface. Heat-welded seams create a completely sealed floor surface with no joint line. The strongest option for hospital wet rooms, gym wet zones, F&B kitchens, and residential bathrooms.
Yes. Hospital-grade vinyl sheet with antimicrobial treatment, heat-welded seams, coved skirting and 0.50mm or thicker wear layer is the UAE healthcare standard. We supply MOHAP and DOH compliant material with the relevant fire-rating certification, installed by our in-house heat-welding team across Dubai and Abu Dhabi healthcare facilities.
Heat welding fuses adjacent sheet edges using a hot-air gun at 400 to 450°C and a matching PVC welding rod. The rod melts into a pre-grooved channel, then is trimmed flush in two passes after cooling. The result is a single sealed floor surface with no joint line. Required for hospitals, F&B kitchens, and wash-down cleaning environments. See our full installation process.
Residential grade lasts 10 to 15 years. Commercial mid-grade lasts 15 to 20 years. Heavy-duty hospital, gym and F&B grade lasts 20 to 25 years. Service life depends primarily on wear layer thickness (0.15mm for residential, 0.50mm or thicker for heavy commercial) and traffic load, not total sheet thickness.
Yes, and it is one of the smartest budget choices. A 12 sqm (~130 sqft) apartment kitchen in mid-grade sheet vinyl installs for AED 600 to 900 supplied and fitted. Fully waterproof, single sheet under cabinets and appliances, no seam-leak risk from dishwasher overflows. Check building management approval before scheduling install. Request a quote for your apartment kitchen.
Residential bathrooms and kitchens: 2.0 to 2.5mm total thickness. Light commercial offices and retail: 2.5 to 3.0mm. Heavy-duty hospital, gym and F&B: 3.0 to 4.0mm with a 0.50mm or thicker wear layer. Wear layer thickness matters more for service life than total sheet thickness.
Yes, if the tile is flat and firmly bonded. Deep grout lines may need self-levelling compound first to prevent the seams telegraphing through the sheet. The existing tile becomes the subfloor and the new sheet glues over it. Saves 1 to 2 days of demolition and avoids tile disposal costs.
